Can I get an SEAI grant on a house I just bought?
Yes, usually. Buying an older home to do up is exactly what these grants are for. The two things to check are the home's age and whether that particular grant has already been used on it.
Last checked July 2026
What to check
- Age: the home needs to meet the grant's build-date rule, generally built and occupied before 2021 for insulation, heat pump and solar, and before 2011 for windows and doors.
- Not already used: a grant can normally only be claimed once for a given measure at a property (identified by its electricity MPRN), so if the previous owner already got, say, the solar grant, you cannot claim it again for the same system.
- Approval first: as always, get grant approval before the work starts and use an SEAI-registered contractor.
A good fit for a fixer-upper
If you have bought an older home that needs work, the insulation grants, windows and doors grant and solar grant are all worth looking at, or a One Stop Shop to plan and manage the whole upgrade.

Questions people ask
Can I get SEAI grants on a house I just bought?
Yes, usually. A newly bought older home qualifies as long as it meets the grant's build-date rule and that grant has not already been used on the property.
What if the previous owner already got a grant?
A grant can generally only be claimed once per measure at a property (by its electricity MPRN). If the last owner already used it for a particular measure, you cannot claim the same one again.
How old does the house need to be?
Generally built and occupied before 2021 for insulation, heat pump and solar, and before 2011 for windows and doors.
Do I apply before or after I start the work?
Before. Get grant approval first and use an SEAI-registered contractor, or you may not be able to claim it.
