Windows and Doors Grant
Windows: €1,500 for an apartment, €1,800 mid-terrace, €3,000 semi-detached or end of terrace, €4,000 detached. Doors: €800 each, up to two. You can apply for windows, doors or both.

What it is
Since 2026 you can get a grant for energy-efficient windows and doors on their own, with no full retrofit needed. The home must be built before 2011. The walls and attic must be well insulated by the time the job is finished. You can insulate first or as part of the same project, with its own grants. You must use an SEAI-registered contractor and apply before the work starts.
Who can get it
- You own the home, whether as an owner occupier, landlord, company, charity, holiday-home owner or Approved Housing Body
- The home was built and occupied before 2011
- The attic and walls are well insulated by the time the work is finished. The post-works BER must rate them Good or Very Good or show a Heat Loss Indicator of 2.3 or lower. You can insulate at the same time
- You are replacing old single or double glazed windows with high-performing ones (U-value 1.4 or better), or replacing inefficient doors
- You use an SEAI registered contractor and apply before the work starts
- You can apply for the windows grant, the doors grant or both. Doors are €800 each, up to two.
- You do not have to replace every window. But this is a once-off grant, paid once per property, so you cannot phase your windows and claim again later. You also cannot backdate a claim for work you've already done.
- Windows and doors in the original house qualify. So do those in an extension built before 1 January 2011. Windows and doors in an extension built after that date do not, but the rest of the house still qualifies.
- If the attic or walls need insulating, you can do it before the windows or at the same time, with SEAI's insulation grants. All the grants can then be paid together at the end.
- A post-works BER is needed once the job is done. SEAI gives €50 towards it, but only on your first SEAI grant application.
- Do not start the work until your grant offer arrives.
- Manage it yourself with a registered contractor, or let a One Stop Shop handle it and take the grant off the price upfront.
- To get paid, the job must also meet safety rules. Any room with an open-flued fire or boiler needs a permanent vent. Windows with a drop of more than 1.4 metres outside need restrictors. Escape windows must meet the regulations. Your contractor can advise on this.
- Once your grant offer arrives you have 30 days to accept it. You then have eight months from the date of the offer to finish the work and send in the paperwork.
