Do I pay for SEAI works up front, or is the grant taken off?
It depends which route you use. With the individual grants you pay the contractor and claim the grant back afterwards. With a One Stop Shop the grant is taken off the price up front. And the Warmer Homes Scheme is free, with nothing to pay at all.

The three routes
- Individual grants (attic, walls, windows, solar and so on): you get grant approval first, pay your registered contractor for the work, then claim the grant back from SEAI. So you do need the money up front and get the grant afterwards.
- One Stop Shop: the grant is taken off the price up front, so you only pay the balance. One contractor manages the whole job.
- Warmer Homes Scheme: free. If you qualify on a welfare payment, there is nothing to pay at any stage.

If you want the work done but cannot fund it up front, a One Stop Shop (grant off the price) or the free Warmer Homes Scheme are the routes to look at first. There is also the Home Energy Upgrade Loan, a low-cost, government-backed loan to help fund grant-eligible upgrades.
