Do I pay for SEAI works up front, or is the grant taken off?

It depends which route you use. With the individual grants SEAI pays the grant after the work, though a registered contractor can offer you the price net of the grant. With a One Stop Shop the grant is taken off the price up front. And the Warmer Homes Scheme is free, with nothing to pay at all.

The three routes

If the up-front cost is the problem

If you want the work done but cannot fund it up front, a One Stop Shop (grant off the price) or the free Warmer Homes Scheme are the routes to look at first. There is also the Home Energy Upgrade Loan, a low-cost, government-backed loan to help fund grant-eligible upgrades.

Questions people ask

Do I have to pay for SEAI works before I get the grant?

Not always. SEAI pays the individual grant after the work is done and the forms are in, to you or to your contractor. A registered contractor can offer you the price net of the grant if you nominate their bank account on the payment form. With a One Stop Shop the grant is taken off the price up front.

Is there a way to avoid paying up front?

Yes. A One Stop Shop takes the grant off the price up front, a registered contractor can offer the price net of an individual grant and the Warmer Homes Scheme is completely free for eligible households.

How long does the grant refund take?

SEAI says grant payments currently take 4 to 6 weeks after all the documentation, including the post-works BER, is correctly completed and submitted.

Can I borrow to cover the cost?

Yes. The Home Energy Upgrade Loan is a low-cost, government-backed loan to help fund SEAI grant-eligible upgrades.
