A grant of up to €8,000 from your local authority, which may cover 100% of the cost of basic access works in your home.

What it is
The smaller grant for basic access work: grab rails, a stair lift, access ramps, a level access shower. Up to €8,000, covering 100% of the cost. Watch the income rule, because it works differently from its two sister grants. This one has a single income band and no sliding scale. If household income after disregards is above €37,500 this grant pays nothing at all, where the Housing Adaptation Grant would still pay 85%, 75%, 50% or 30% right up to €75,000. So if you are over the limit and someone in the household has an enduring physical, sensory, mental health or intellectual impairment, you can apply for the Housing Adaptation Grant instead. Citizens Information points you to it if you do not qualify under the means test. The same income disregards apply here as on the other two grants and they can bring you under €37,500, so work them out before you rule yourself out.
Who can get it
- You or someone in your household finds it hard to move around the home because of mobility needs, usually linked to ageing or disability.
- The home is owned by you or your family, rented under a tenancy registered with the RTB with your landlord's permission, provided by an approved housing body or a communal residence (group-home accommodation with support).
- Household income is €37,500 or less after the deductions are applied. For an owner it means the gross income of the owner and spouse in the previous tax year.
- The person the grant is for will live in the home as their normal residence once the work is finished.
- A doctor completes a certificate on the application form. The person the grant is for must have their tax affairs in order and show that the Local Property Tax on the home is in order.
- There is no sliding scale. Above €37,500 after deductions this grant pays nothing. The Housing Adaptation Grant for Disabled People pays 85%, 75%, 50% or 30% of the cost on incomes up to €75,000, for a household member with an enduring impairment.
- Deductions can bring you under the limit. €6,250 comes off for each child or young student living in the home and €6,250 if a relative cares for you full time. The form and the regulations set the age rules slightly differently, so check the exact ages on the gov.ie form or with your council. Up to €6,250 comes off for rent or mortgage costs. Care fees can also come off, up to €12,500, where the owner pays residential care fees for a spouse or another owner or homecare fees for themselves or someone in the home. The homecare cap is lower if the full-time carer deduction is also used. Child Benefit, Fuel Allowance and Carer's Allowance are not counted.
- Do not start the work first. The application must be approved before any work begins and a grant is not paid for work already started or finished.
- The grant does not cover VAT. A stair lift or fixed track hoist needs an occupational therapist assessment and the council pays up to €300 towards a private one as part of the grant.
- If the works are for the owner or the owner's spouse and their earnings changed suddenly and substantially for the long term because of illness, injury or disability, a medical consultant must confirm it. The council can then use the last 13 weeks of earnings before it receives your application, scaled to a year, instead of last year's income.

How much is the Mobility Aids Grant worth?
The most you can get is €8,000 or the cost of the work approved by your local authority if that is less. It may cover 100% of the cost. It does not cover VAT and you may be able to reclaim some of the VAT from Revenue.
What can the grant pay for?
Grab rails, a ramp, an accessible shower, a stair lift and a fixed track hoist. The regulations also allow other minor works that the council considers necessary for your mobility needs.
Can I get it if I rent my home?
You may qualify if you rent under a tenancy registered with the RTB and your landlord gives permission for the changes. In that case the council counts the income of the tenant and their spouse, not the owner's.
What if my income is over €37,500?
Check the deductions first, because they can bring you under the limit. If you are still over, this grant pays nothing. The Housing Adaptation Grant for Disabled People has a higher limit of €75,000 but is for a household member with an enduring physical, sensory, mental health or intellectual impairment.
